The adaptive reuse project includes the conversion of a five-story building on the national historic register into 32 units of senior housing. Located on a particularly confined site in downtown Sapulpa, the building’s exterior was brought back to its original grandeur while the interior was selectively demolished and renovated into state-of-the-art apartments with all the modern conveniences.
Working together with the developer on their sixth renovation project together, Key Construction was on the team from early on to assist in design and constructability input to ensure the project’s final GMP was within the developer’s budget.
The Wells Building was the recipient of three Oklahoma Main Street Awards in 2011:
- Best Interior Design Project
- Best Facade Rehabilitation over $10,000
- Best Adaptive Reuse Project
Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower-income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
